Where in Columbia, MO is District Flats located?
District Flats is located on 127 S. 8th Street Columbia, MO 65201. That puts it right in downtown Columbia, smack in “The District” — the fun, walkable live/work/play zone between the three colleges.
What types of floor plans are available at District Flats?
We have a variety of floor plans, from 1 bedroom, 2 bedroom, and 4 bedroom options. Everybody will have their personal bathroom!
What amenities are available at District Flats?
- Study Rooms — Because yes, you will have to eventually hit the books.
- TV Lounge / Game Room — Chill space for Netflix nights, gaming, or just procrastinating with your roommates.
- Conference Room — Meeting space when group projects actually require face-to-face planning.

What is an individual lease?
An individual lease is a by-the-bed lease, which means you are only responsible for the bedroom space you are assigned to and have a shared responsibility for common areas with your roommates. This also includes rental installments – so no worrying about if your roommates are late on payments!
What is a rental installment?
Rental installment refers to the contract total price, divided equally 12 times for convenience. Your first installment will be due August 1 and your last installment is due July 1 unless you’ve elected to renew your lease.
Are utilities included?
Your rent covers water, sewer, internet and trash services. Students will split the electricity bill evenly with the roommates. We will set up individual accounts with Conservice, and students will pay their rent plus their portion of the electric bill on the resident portal in one payment.
I’m ready to sign my lease at District Flats – what should i do?
The entire leasing process can be done online through our website by starting an application! Once both the primary and guarantors finish the application, the leasing team will send over the lease for signatures. Alternatively, you can stop by the leasing office to go through the steps in person.
Do you offer roommate matching services if I don’t have enough people to fill my apartment?
Yes! District Flats offers a roommate matching program. After filling out the roommate profile in your application, we will match you with someone who has a similar lifestyle and habits to the best of our ability. Additionally, we partnered with RoomSync, an app used to create a profile and swipe to match with potential roomies.
What parking options are available?
There is a secured parking garage that have controlled access for your peace of mind. Plus, we have onsite bike storage for no extra charge.
How can I schedule a tour at District Flats?
Drop by during our office hours to tour, or schedule an appointment on our website through the contact submission form.
Are the units fully furnished?
District Flat’s apartments come fully furnished. Each resident will have a full-size bed, an under-bed dresser, a study desk, and a desk chair. Our plans come with common area furniture, including an entertainment stand, coffee table, sofa, side chair*, and barstools.
When are installment payments due and how do I pay them?
All installment payments are due on the 1st of each month. You have multiple options for payment – ACH, debit/credit, and e-check on the resident portal.
Is renter’s insurance required? Does District Flats offer renter’s insurance?
Each resident is responsible for having an active liability insurance policy. If your parent or family member has an existing homeowner’s policy, renter’s insurance is likely an add-on option. Alternatively, you can let us do the work for you! We offer a liability policy for a small monthly fee.
What is a guarantor and what if I do not have one?
A guarantor is a third party signer who can ensure your payments will be paid in a timely manner. If you don’t have a guarantor, we have alternative options that don’t require credit or income screening to assist you with having your application approved – contact the office to learn more about our options.
I’m an international student – what documentation do I need to provide?
International students will need to provide a copy of their student visa in the application.
How do I apply for student housing from overseas?
The entire leasing process can be done online through our website by starting an application! Once both the primary and guarantor (if applicable) finish the application, the leasing team will send over the lease for signatures.
Are there housing options that cater to different personal needs?
We understand students have different needs, and we offer flexible, preferred placement. On the application, you will be asked for your floor and bedroom preferences, as well as any additional information you would like us to know. We will accommodate preferences on a first-come, first-served basis.
Will there be maintenance on site? How will I submit a work order?
District Flats will have a maintenance team on site during business hours, and on-call maintenance for after hours needs. To submit a maintenance request, log into the resident portal and click the ‘request maintenance’ button or give us a call in the office and we will submit a request on your behalf.
Are the washer and dryer in the unit?
Yes! All units will have their own washer & dryer.
